NOTICE IS HEREBY GIVEN THAT THE PLANNING AND ZONING COMMISSION OF THE CITY OF SEABROOK WILL HOLD A PUBLIC HEARING ON THURSDAY, MAY 1, 2003 AT 7:00 P.M. IN SEABROOK CITY HALL, 1700 FIRST STREET, SEABROOK, TEXAS, COUNCIL CHAMBERS TO DISCUSS THE AGENDA ITEMS LISTED BELOW.

THIS MEETING IS OPEN TO THE PUBLIC AND EVERYONE ATTENDING WILL HAVE THE OPPORTUNITY TO SPEAK FOR OR AGAINST THIS REQUEST IN ACCORDANCE WITH THE PROCEDURES OF THE COMMISSION. 2.1 Request for Preliminary Plat approval for Lakewood Pointe Subdivision – 2003-06SUB.

Legal Description: Being a 1.579 acre tract of land out of the Ritson Morris Survey, Abstract No. 52, Harris County, Texas and situated in the City of Seabrook, Texas also being a portion of the tract of land described as Tract 1, together with a portion of Tract 3, being the southerly 20 feet of the abandoned right-of-way of Old Seabrook Road. The property is situated south, east and north of Clear Lake and west of the Lakewood Yacht Club.

Request: The applicant is requesting approval of Preliminary Plat for Lakewood Pointe Subdivision with the intention of building six townhouses for individual sale. Approval of the preliminary plat will be contingent upon third and final reading of Ordinance No. 2003-03 on April 8, 2003, which will allow for townhouses in an MMU district. The applicant is requesting four variances: 1) a variance to Section 62-49 to allow for T-type turnaround at the end of a private street in lieu of a circular cul-de-sac; 2) a variance to Section 62-46 to allow for a private access easement (private street) to be 30 feet in width in lieu of the required street right-of-way of 50 feet; 3) a variance, if required, to Section 62-49 to allow a private street to exceed the maximum length of a cul-de-sac street which is 600 feet in a single family subdivision and 4) a variance, if required, to Section 62-50 to allow a block length greater than 1,200 feet in a single family residential subdivision. The applicant is also requesting a gate at the entrance of the subdivision.
